A day in your life as a Residential Loan Associate
Under the direction of the Kalai Services Residential Lending Manager, the Mortgage Sales Specialist is responsible for coordinating applicable residential loan documentation to complete a residential loan transaction pursuant to guidelines as set forth by Bank of Hawaii and secondary marketing investor requirements, from application to closing.  Ensures timely processing and closing of loans within specified timeframes.  Represents the loan officer, as needed, and provides exemplary customer service.  If applicable or appropriate, assists in business unit’s compliance with applicable laws, regulations, regulatory requirements and Bank policies and procedures, including but not limited to those related to Fair Banking, Anti-Money Laundering laws and regulations, Bank Secrecy Act and USA PATRIOT Act.  In addition, this position is responsible for demonstrating the Excellence in Sales/Service (ESS) philosophy by participating in and practicing ESS disciplines and behaviors.

We’ll give you these important responsibilities…

  • As directed, inputs customer information into the loan origination system, prepares loan files for submission to underwriting and handles other related duties upfront and throughout the processing of the loan as necessary to obtain loan decisions in a timely manner.  This includes the monitoring of a loan pipeline, communicating loan status and final approval terms or loan denials.  Coordinates with escrow and insurance companies for transaction information and sets up the loan signing with the customer to meet successful closing dates.     
  • As directed, interviews applicants, collects documents and completes the initial loan application required from prospective borrowers applying for residential mortgage products.  Evaluates the applicant’s current and recent income, credit and debt picture in order to recommend the suitable loan program for their needs.  Receives the loan request chosen by the customer.  Provides pre-qualification letters as applicable.  Gathers and reviews all income, asset, credit, title, property information and disclosures in a residential loan transaction for all loans.     Validates the information on the loan application and findings of the respective underwriting engine, pursuant to the Bank and secondary requirements.  Reviews all loan information, including, but not limited to credit reports, appraisal reports, tax returns, financial statements, income, and asset documentation.  Calculates all income being used to qualify. 
  • Validates all point of sale income and asset documents with the information on 1003 and automated underwriting findings.  Processes and manages a pipeline of 50 files.  Ability to meet processing turn times for closing dates on Purchase transaction as set forth by the Deposit Receipt Offer and Acceptance (DROA) and specified lock expiration dates for all loans.
  • Maintains a high level of customer service by being proactive and communicating effectively with borrowers, Loan Officers, Underwriters, external and internal customers, which includes other division employees, including Management.  Completes Welcome calls and Follow-up calls with borrowers throughout the process of the loan.
  • Understands loan program parameters and pricing in order to provide accurate loan options to borrowers as directed.  Maintains and increases understanding of compliance regulations related to the job function and delivers adequate disclosures to the consumer as well as proper guidance on the loan fulfillment process.  Collects required deposits as needed from borrowers and provides them to accounting for disposition.
  • Performs all other miscellaneous responsibilities and duties as assigned.

REGISTRATION REQUIREMENT:  Registration with the Nationwide Mortgage Licensing System & Registry.  If not yet registered, registration to be completed and accepted no later than 30 days from employment or transfer date.  If not registered and accepted, employment may be terminated.

CREDIT REPORT REQUIREMENT:  A credit report mandated by the Dodd-Frank Act to ensure demonstrated financial responsibility.  The report is to be obtained and accepted no later than 30 days from employment or transfer date.  If not accepted, employment may be terminated.



  • Bachelor’s degree from accredited institution or equivalent work experience.



  • Minimum 1 – 2 years of work experience in mortgage loan origination and/or increasingly responsible positions in high/volume processing operation (financial services preferred) which may include up to 1 of administrative experience, or equivalent work experience.


Technical Skills:

  • Demonstrated proficiency and expertise with personal computers in a networked environment and Microsoft applications (Outlook, Word, Excel, Power Point and SharePoint) or similar software. 
  • Knowledge of or ability to use Bank software.

  • Demonstrated verbal and written communication skills. 
  • Must be analytical, detail oriented, organized. 
  • Always follows up and follows through. 
  • Exercises good judgment and able to meet deadlines and handle changing multiple priorities.
  • Demonstrated customer service skills.   
  • Must be able to work evenings, weekends and holidays as required.
  • Able to provide own transportation or to operate a vehicle with a valid driver’s license, and able to commute and arrive at intended destination in a timely manner and/or as required.
